Buying an apartment is a serious decision. It is a joy, but also a lot of documents and formalities.

For us - people who deal with it every day - everything is clear and simple, but we know that every buyer has dozens of questions and doubts. It is perfectly natural.

That is why we have prepared this service, in which our specialists and advisers from Deer Design answer the most frequently asked questions by customers. We tell you how exactly the process of buying an apartment looks like, what are its stages and important moments, and how to move into a finished apartment.

How to choose a flat?

  • Meeting in the sales office, or where to start?

      Selection and purchase of an apartment can be divided into several stages: - initial search for a client - usually on the Internet, first visit and meeting in the sales office, preparation and discussion of an offer, step-by-step determination of formalities related to the purchase process, decision on financing (credit or cash), signing a developer agreement in the form of a notarial deed, contact with a turnkey finishing company - if the client wants to use it, delivery of keys, moving in - and the final act, after which the client becomes the rightful owner of the apartment.

  • Will an advisor in the sales office guide us through the whole process?

      The role of the advisor is to lead the client to the moment of signing the developer agreement. From that moment on, the Client is taken care of by a person responsible for the care of future residents of our investments.

  • How to prepare for the first visit in the sales office?

      First of all, you need to think about the type of apartment you are interested in, and above all, the location. And it is not only about the size, but above all the number of rooms and which floor: ground floor or maybe top floor. Do you want a garden? Or a large terrace? Will you need a parking space, or maybe two?
      It is also worth thinking about the directions of exposure of the apartment. Not everyone is looking for very well-lit apartments with southern exposure. Finances are of course also an important issue. We should know what our budget is and whether we are going to credit our purchase.

  • Is it worth looking for information on the website of the investment if we are going to visit the sales office in person anyway?

      We definitely recommend visiting the websites of the investments. Especially that you can find there a lot of important information. On each website, there is an apartment search engine in the form of a list or a 3D model, which allows for filtering the apartments according to various categories: area, floor, price, etc.
      For each apartment, you can also download its projection in a pdf file and take a virtual walk around it.

  • Do I need to make an appointment in advance?

      Yes, because we care about the comfort of our visitors and reserve an appropriate amount of time for them while ensuring that no one will disturb us.

  • We come to the appointment and ....?

      And step by step we will try to find the best apartment in the best location and within an optimal financial framework.

  • Is it possible to book an apartment?

      Yes, you can, among other things, make a verbal reservation. It is valid for 3-4 days, after which the customer decides whether to buy or resign from the reserved apartment.

  • What does the customer support look like in the mortgage process?

      We can arrange a meeting with a credit expert, who will choose a credit proposal matching the customer's needs and possibilities.

  • Is it necessary to have a credit decision first and then sign a developer agreement with Matexi, or can both processes take place in parallel?

      Only after signing the developer's agreement, a formal credit application is submitted to the bank, on which basis the bank agrees to grant a credit in an appropriate amount, but of course you can also check your creditworthiness earlier (e.g. during the oral reservation).

  • To sum up - the result of the meeting in the sales office...

      should be an offer accepted by both parties with a precise definition of the chosen premises, price and financing method.
      We prepare a draft contract after the client had got acquainted with. We arrange a meeting in our office in order to conclude it. Of course, any questions or doubts are dispelled before that meeting. From that moment, the customer is taken care of by the customer service department until the keys are handed over and the final notarial deed is signed.

  • Frequently asked questions

      Is it possible to learn about the plans related to the nearest neighbourhood of the estate?
      Such information is included in the information prospectus; we are obliged to inform the Client what will be located within 1 km from the investment.

      Is the housing estate closed and guarded?
      Depending on the investment, but in the majority of cases our estates are closed and guarded.

      Is there a playground?
      All housing estates have a playground available to all residents.

      Can I make changes in the plans - e.g. "rearrange the walls"?
      Yes - if the construction is not too advanced you may make such changes by submitting an appropriate application.

      Is there a lift in the building?
      Yes - there are lifts in each building and staircase.

      Is there any space for parking and storing bicycles in the investment?
      You can buy a bicycle box or use external bicycle racks and shelters.

      Are there any services planned in the building or on the estate? What kind?
      It depends on the investment and project, in most investments there are service premises located on the ground floor of the building.

      How long can a flat be reserved?
      A verbal reservation takes 3 to 4 days. After this time, the customer decides whether to buy or cancel the reservation.

      I have an electric car. How is the issue of charging solved?
      It depends on the project, but we already have several investments with electric car charging stations and at the moment it is becoming a standard.

      When will I receive the keys?
      When the construction is finished and the occupancy permit is obtained.

      Can I enter the construction site?
      No, in most cases, but we always try to meet our Customers' needs. If the General Contractor, who is responsible for the construction site and safety of its occupants, allows it, we organise open days or technical inspections.

      Where can I find information about the progress of work on the construction site?
      On the website www.matexipolska.pl, by calling the sales office or by following Matexi's fanpage.

      What documents will I receive before making the decision to buy?
      The prospectus, a specimen developer agreement, all attachments and investment documents.

      Is there a turnkey finishing option?
      We cooperate with the Deer Design company, the customer wishing to use this option signs a separate agreement with this company. The customer receives keys to the flat in a developer state from Matexi.

      Is the purchase of a garage compulsory?
      Most often yes, it depends on the investment.

Contract and acceptance

  • What kind of contract do we sign when buying an apartment?

      We can deal with two types of contracts:
      - the developer
      - and the so called final deed.
      Both are concluded in writing before a notary public.

      The developer agreement is an agreement between us - Matexi, and the customer, in which we precisely define the conditions of buying an apartment, i.e. we define what exactly we will prepare/build for the customer, when, in what standard and at what price.
      The customer, in turn, undertakes to pay for the apartment on the previously agreed dates.

  • What is the cash flow between the client and the developer? When will we pay and for what?

      The method of payment depends on whether the client uses a mortgage or their own funds.
      When using a mortgage, the Client is obliged to pay an advance in the amount of 10% within 3 days from signing the developer agreement. The next tranche is postponed for the time needed for the Client to arrange a mortgage and should be paid within 2-3 months after signing the agreement. After the occupancy permit is issued, the client pays the last tranche.
      The keys are handed over and the final contract is signed in the form of a notarial deed.

      If the client buys a flat using their own funds, payments are made in accordance with the construction progress schedule, i.e. the more advanced the construction, the higher the first tranche may be. Everything depends on what stage of works the Client signs the agreement with us.

  • What if the developer does not complete the construction or is very delayed?

      In Matexi's case it is a very theoretical question :-). But of course it is worth being protected.
      This is when a trust account comes into play. The bank keeping this account monitors the progress of work on the investment and, based on the inspection, decides on the payment of funds to the developer's account. In case of failure to complete the works on the construction site, the bank withholds the payments. This allows to protect the interests of the Client, especially in case of the developer's failure to fulfill the agreement or his bankruptcy. The Bank also checks whether the funds are used as intended.

  • If everything goes according to plan. When do we formally become the owners of the apartment?

      The order is as follows:
      - developer's agreement
      - implementation of the investment
      - completion of construction
      - handing over the building for use
      - handing over the keys and signing the final agreement in the form of a notarial deed

  • How does the acceptance of the apartment look like? Does it take place at the moment of handing over the keys? What if there are defects or non-compliance with the contract?

      At the handover of the keys, the apartment handover protocol is drawn up, to which the customer may report faults. It is an official document binding both parties. Within 14 days, the developer must respond to the reported comments, and the justified defects must be removed within 30 days.

  • Is it possible to introduce amendments or changes to the design of the purchased apartment?

      Yes, of course. The Client may submit such changes within 30 days from the date of signing the developer agreement, provided that the progress of the works on the construction site allows for such changes. If someone has decided to make a purchase when the building is already standing and all walls and elevations are in place, this is may be difficult.
      Nevertheless, we always try to meet our Clients' expectations :-)

  • Frequently Asked Questions Customer Service

      Can I get the keys earlier?
      The quickest the Client can get the keys is after the construction has been completed and an occupancy permit obtained.

      Is it possible to enter the construction site?
      We organise so-called inspections before the acceptance inspections. They are possible when safety conditions allow it. Approximately 2 months before completion of the construction work.

      What are the costs of the final contract?
      These are costs associated with court fees, i.e. establishment of the land and mortgage register for the premises and all entries of ownership, rights to use e.g. a box or a parking space. Additionally, you have to pay a notary fee, the amount of which depends on the value of the real estate.

      How is the rent determined?
      The amount of the rent is determined by the cost of maintaining the property as a whole on an annual basis. We employ a professional property management company to prepare the annual economic plan and to manage the estate.

      What is developer standard?
      Aa apartment in the so-called developer standard has: plaster, radiators, window sills, the front door to the flat, an intercom and electrical fittings.

      What is a trust account?
      A trust account is a special account into which clients pay subsequent tranches for the purchase, and the developer does not have free access to this account. It is a tool to protect the Buyers. The bank inspects the construction and the completion of milestones by the Developer in accordance with the deadlines. Only after such inspection at the construction site, it transfers the deposited funds to the Developer.

      When can you register?
      You can register once the final notarial deed has been signed.

      When is the Land and Mortgage Register established for a property?
      The Land and Mortgage Register, or in fact the application for its establishment is submitted by the notary during the signing of the final deed.

      When do I start paying rent and property tax?
      The rent is paid from the moment of reception of the flat, and the tax from the moment of signing the final deed.

      Is there internet and cable in the building?
      The installation is ready. The customer only needs to sign a contract with the Internet or TV provider.

      What does the further management of the property look like?
      All flats are sold to customers as freehold properties, i.e. The housing community is established at the moment of signing the first final deed with the first customer. With each subsequent notarial deed signed, subsequent customers join the community.

      Is the purchase of an apartment a good investment?
      Nowadays, buying a property seems to be one of the best investments of capital. Many our Clients treat such a purchase as an investment. There are also those who buy several apartments. Undoubtedly, the standard of workmanship, location of our investments and the infrastructure we have created not only provide a safe place to live for years, but also guarantee that the value of the property will be maintained.

  • Customers at Matexi buy an apartment in developer condition. And what next?

      When buying an apartment, the Clients very often postpone the decision about interior finishing, especially when the acceptance of the apartment is planned in a few months or years. However, this is one of the basic mistakes, because the earlier we decide on the finishing, the more we will gain. Firstly, signing the contract for interior finishing earlier will allow us to book a finishing team with a price guarantee. Secondly, we gain time for well-considered decisions, preparation of an interior design that meets our expectations and efficient realisation based on a reliably prepared design and cost estimate, which allows for full control over the budget. Earlier decision about interior finishing means saving time, stress and money.

  • And here is when the cooperation with an architectural studio come into play?

      Exactly yes! We encourage our clients to take advantage of free advice of an interior designer in Deer Design, during which together we will be able to discuss the arrangement options for the purchased apartment.

  • What does the turnkey finishing service consist of and why should the owner of a new apartment use our help instead of finishing it on his/her own?

      The turnkey finishing service includes design, materials, completion and supervision. It is therefore a comprehensive service, thanks to which we gain time that we would need to devote to planning, ordering, transporting or collecting materials, contacting finishing teams, and supervising finishing work.
      Choosing to cooperate with a professional studio, the clients have more time to think about their needs, as the architect will suggest various solutions and advise, without having to worry about the whole process: transport and logistics. Moreover, the finishing company uses only proven materials and teams, so the clients don't have to worry about the results of its work.

  • What does the process of cooperation with Deer Design look like in a nutshell?

      Everyone interested in the offer is invited to a meeting. It can take place online or in a showroom in the centre of Warsaw at Twarda 64. The turnkey interior design service is based on 3 programmes: Smart Life, Modern Life and High Life.
      While visiting the showroom, you will find about 250 m2 of space, you can see and test materials from the finishing programmes. The meeting does not oblige you to anything, but you can get advice and help in choosing the right offer.
      Once the decision to cooperate has been made, a contract for the selected turnkey programme is signed. Signing the contract means reserving the date for starting the design work, the team and the price of the programme/m2.
      In the next step, the clients fill in a preference sheet. The architect for the project is selected based on this questionnaire. The whole process of turnkey finishing is supervised by a dedicated coordinator.
      Then, on the agreed date, the architect contacts the client and the design process begins. Functional layouts, visualisations of the most expensive zones and industry plans are created. At this stage, the Clients may wish to mix programmes and use services outside the programme, which are included in the valuation.
      Once the design is approved, the materials are ordered. In the meantime, the Client receives assistance in collecting the apartment from the Developer. Once the apartment is accepted, the finishing stage begins, which is supervised by the quality team.
      The next step is the assembly of furniture, if the Clients decide to have it built in the Deer Wood carpenter's workshop. And then you can move into your finished flat.

  • Is it possible to mix materials from one programme to another?

      Yes, the choice of the finishing programme is only a base. At the design stage, you can mix materials, or use services from outside the programme.

  • How should I prepare for the first meeting with an architect?

      First of all, you need to send/keep the apartment plan received from the developer for the meeting and gather your ideas, needs and inspirations to discuss with the expert.

  • Is it possible to commission only part of the work - for example the design or kitchen arrangement, and complete the rest on my own?

      Yes, you can commission only the project or its part, e.g. the arrangement of the kitchen fitting.

  • Is it possible to finance interior finishing and can you help me with the formalities?

      Of course, we can recommend our advisors. Matexi also supports its Clients in the credit process. Often the Customer takes one mortgage for the apartment together with the finishing works.

  • Is it possible to have the apartment finished and ... go on a long holiday without worries?

      Of course! And this is one of the best ways in which the client can spend the time they have saved on turnkey interior finishing! During the design process, one visit to the showroom is necessary to select finishing materials and agree on as many details as possible.

  • What is the guarantee for the finishing work?

      There is a 2-year guarantee from the moment of accepting the finished apartment, and since everything is done according to the art of construction, the producer's guarantee is valid as well.

  • Is it possible to select and make furniture for the apartment as part of the turnkey interior design service?

      Yes, it is possible to have tailored furniture in the Deer Wood carpenter's shop.

  • Can Matexi's Clients count on special discounts and promotions?
